Block N - View from Sanderling DriveThe Village neighborhood of the Waterfront District was envisioned as providing the highest density housing  in the area to help support the transit station and adjacent commercial uses. The approved master plan allowed up to 115,000 sq. ft. of office space and 90,000 sq. ft. of retail space as well as a large amount of flex space (approximately 134,000 sq. ft.) which could have become retail, commercial, or residential. The Waterfront District Master Plan allowed structures up to eight stories to be located in the northeast corner of the site, though most structures will be three stories. The extension of John Muir Parkway runs through The Village and provides access to the Regional Intermodal Transportation Center.

The Exchange at Bayfront
Completed in 2020, this four-story rental community offers 172 residential units and 14,000 square feet of ground-floor retail, plus amenity spaces, with parking available in two subterranean levels.

Completed in 2021, The Grand at Bayfront features 231 residential units plus amenity spaces and over 300 parking garage spaces.

 

 

 

Blocks K-L-M-P-O
(under Planning review)
On September 9, 2025, the City Council will consider an application for a Design Review Permit and Tentative Parcel Map for 171 townhomes and work-live units on the remaining undeveloped sites within the Village Neighborhood, known as Blocks K, L, M, P and O. The townhome project was submitted under the housing streamlining provisions of SB 330, the Housing Crisis Act of 2019.

The developer's 2022 entitlements for multi-family housing on Blocks M, P and O are not moving forward, as the developer was unable to obtain financing.
